What does self-build mean?

Self-build is all about being in total control of the design and construction of your dream home, from concept to completion. It’s a constant support as you travel this winding road. There are many caveats and it’s a process that will involve a lot of moving parts and collaborations with other professionals and consultants. But, with the right engagement, the result will be something tailored to your needs and lifestyle.

How can you help me with my self-build?

At Mark Walker Development and Project Management, we’ll hold your hand and support you on every step of the self-build journey. Using over 40 years of experience, we make what’s typically a complex journey easy. We work around a budget and timeline you set, with a wealth of experience and professional contacts in the construction industry and supply chains gained over our time in the business.

Can you help with self-build planning permission? 

Yes. We have good relationships with architects, planning consultants, engineers and more to help with outline planning, full planning permission and building regulations. If you have already engaged with specialists in this field we’re also happy to collaborate and offer solid advice to help you achieve an outline or full planning permission.

What are the biggest challenges when it comes to completing a self-build?

Any project of this scope will have its challenges, such as cost and programme, and pre-project planning. However, the biggest setbacks are always lack of knowledge and experience from the team you’re working with. With Mark Walker DPM you can ensure there’s in-depth knowledge to take a strong hold of your project that draws from decades of experience and has the success stories to back it up.

What approach do you take to self-build?

The most important part of our work is putting the client first, and listening to their needs to fully understand the scope of the project and what they want to achieve. We also understand and have the experience to adapt and change as the project progresses, and move the goalposts if needed.

How much does it cost to self-build?

As each project is unique, it’s difficult to determine an accurate cost without first speaking with a client, though the pre-planning cost is key. That said, we work around a set fee and everything is paid directly by the client. By doing a self-build, you’ll typically save between 20 and 25% compared to working with a main contractor.

How do you help us budget for a self-build?

Once the outline scheme has been agreed, our quantity surveyors will provide a cost plan clearly outlining proposed development and budgets so you’ll have complete transparency.

We already have an architect or structural engineer for our self-build. Can you work with them?

Absolutely. We love to work with new practices. However, if you don’t have an architect or structural engineer on board, rest assured that we have a list of practices we can approach.

What associated costs can we expect to encounter with a self-build?

Associated costs are the costs not always given full transparency. In past experience, it can be anything from 12% upwards of the development cost. With that in mind, it's important to break down the components of labour, material, plant and other associated costs before you start building.

Can you help get a failing self-build project back on track and budget?

Yes. A number of our projects have been significant rescues where the self-build, renovation or construction has not gone according to plan and/or the contractors are not sufficiently experienced.
